Neutrals Make A Statement At This Sea-Facing Apartment In Mumbai
In a world obsessed with bold statements, an apartment designed by Sunil Jasani redefines luxury living by harnessing the softness of lightly layered neutrals.

Perched high above the city 19 storeys above Nepean Sea Road in South Mumbai, a new apartment designed by Sunil Jasani of Fine Lines Designers elevates the essence of urban living. Light-infused and layered with luxurious touches, this 2000-sq-ft home overlooks the Arabian Sea, bringing in sweeping views to this three-bed apartment.
Not long ago, Jasani had designed a home for the family in the same building. Then, upon possession of a new home, much larger in size this time, the family returned to the designer to ensure maximum liveability and comfort in a luxurious environment. “A ‘luxe look’ home was the exact brief given to us,” says Jasani. “The client wanted a luxurious look that was anything but simple. For this home, they sought comfort in everything, from comfortable seating to a highly compact service bar.

A Flow Of Light And Life
Starting off with the heart of the home, Jasani opened out the living room by doing away with a fourth bedroom. Two living spaces sit alongside a dining nook in this expansive space. Swathed in plush textures, no nook or corner was left untouched. Instead, the slightest details reveal a foundation built on luxury, modernity and elegance, all the while alluding to home design rooted in comfort. Add to that the loftiness of high ceilings that effortlessly open out every inch of this apartment. Yet, never once does the home feel cavernous. Cool-toned Armani grey marble flooring, and walls clad in a combination of dark-toned veneers and moulded panelling in PU paint ensure that the living area feels intimate, as do a plethora of characterful floor and table lamps, and a smattering of collected art sourced from The Great Eastern Home, the Art Plaza outside Jahangir Art Gallery and Primo.
Sitting across each other, two living spaces carry a distinct charm and are yet unified by Jasani’s design. A selection of furnishings by Sarita Handa elevates the elegance of this space. A Roche Bobois sofa paired with grey Natuzzi Editions sofa chairs from Kerf Living hold space in the formal living area. Lamps by Oma and The White Teak Co and a Primo centre table bring in sleek touches to this space with their metallic bases. “The striking elements that stand out are unique to each member of the household. There’s comfortable seating, a plush look, dark veneer, high ceilings and ocean views,” says Jasani about the living room.

On the other side of the living space, a green leather sofa from And More Stories sits in good company with cream sofa chairs by Primo, a black and white chair by Natuzzi, a Primo centre table and side tables by Kerf Living. A cream Jaipur Rugs carpet fits to a tee here, while paintings infuse this space with colour and movement. The green table lamp is from Oma and the corner pendant is by Kumar Lamps.

Elegance In Every Inch
One of the major challenges, says Jasani, was to make space for a service bar that would add a touch of glamour to the living room, yet be compact enough to fit into the scheme of things. The minimal bar features a front finished with a golden mirror sandwiched between fluted glass, while the cabinet behind the bar was leafed in gold.

Soft Tones, Strong Impact
For the most part, the master is decidedly an all-neutral, uncluttered space interspersed with varied shades of soft whites, creams and warm beiges. This timeless palette made for the ideal canvas to experiment with. The bed and headboard are dually upholstered in beige leather and dressed in soft furnishings by Sarita Handa. A cream fluted panel highlighted with metal inserts gently frames the accent wall behind the bed. The wardrobe and dresser were customised with a PU finish. “We literally dug into walls to create the dressing table. The client wanted a comfortable space to sit or stand while getting ready to go out. There’s also ample storage behind the mirror,” Jasani explains.

Beauty In The Understated
A fabric-clad bed against a striking floor-to-ceiling accent wall with marble from Stone Source Select is the highlight of the daughter’s bedroom. Both the bed and side tables were customised by Tahiradas. Jasani and team squeezed in a desk and chair next to the bed rather easily, creating a nook that fuels creativity. While the desk chair is by Kerf Living and the pendant light by Terra Trading, the desk is yet another masterful creation by Tahiradas.

Design That Breathes
The views from every room are impeccable. Further, the team opened blocked windows to increase the flow of light despite the building’s proximity to the ocean and its expansiveness that naturally allows for the flow of light. In the daughter’s room, a circular sofa customised by Tahiradas looks out onto the sea. Back in the living room too, another cosy look-out area with bespoke leather chairs by Roff Furnishers and a table by Tahiradas sit under a polished wooden zig zag ceiling.

A Deep Dive Into Neutrals
The son’s bedroom features a muted palette of beige and off-white tones, starting with floor-to-ceiling beige wardrobes made to order with panelled borders. A customised bed upholstered in off-white fabric is set against an accent wall with pencil-fluted panelling and a monochrome artwork sourced from Primo. The bedside tables were customised by Tahiradas with mirrored drawer fronts and metallic paint. The table lamp is by The White Teak Co.
In this sea-facing Mumbai home, neutrals don’t just serve as a palette; they allude to a philosophy rooted in restraint, quietude and luxury. With the clever application of tones, textures and tactile layers, Jasani’s design for this apartment quite simply elevates the everyday for this family of four.
